No Title but have Model Number and Serial Number

Hello everyone. Okay, so I have not purchased this mobile home but was looking into it. The seller only has a Bill of Sale. She bought it from someone who did not have the title and only had a Bill of Sale as well. I have the Model number and the Serial number. Is there anyway for me to be able to get a title with these numbers? How do I go about this? I do not want to purchase anything and it not be right because I am a young mother and college student so I NEED this home. It is not for me to sell or anything. Is there any way I can go about obtaining a title to this home if I decide to purchase it? Thanks for your help!

ALL states require the seller to provide proper ownership documentation. In ALL states there is either a title or the home is included in a real estate deed. If this home is NOT being sold with land, it MUST have a title. Tell the seller it is their responsibility to produce a title. Make it clear your money to purchase will only change hands when title is produced..

If the bill of sale includes a serial number, they can check with the local title office for instructions. With no title the seller does NOT even own the home. He might need to consult with a real estate attorney for help..Look out for yourself...

I agree with Mr Murray -

The title to a manufactured home is just like the title to an automobile. You would not consider giving your money to anyone that was selling a car with no title.

If the seller can not produce the title, they don't legally own it, and have no legal right to sell. You could find yourself putting your money on a home that could be claimed and confiscated by the last titled owner.

Hold on to your money for now. Unless the seller can produce a title, walk away... no, run away as fast as you can.

does anyone know how to get a title through a court order in florida? I have the certificate from our county (who did the search on former owner) and told me that all I have to do is to get title through a court order.

Easier than getting a court order is to find the original details about your home. The Institute for Building Technology and Safety (IBTS), as the Department of Housing and Urban Development's monitoring contractor under the Federal Manufactured Housing Program, has been the sole source of this data since 1976. The data IBTS maintains comes from manufacturers' production reports. Check out their web site for details.
