My son is looking at buying a 2006 Mobile Home, 16 X 80, 4 bedrooms, 2 baths, in fair shape. I don't know the brand or model right now. I am just looking for the approximate value based on a standard equipped unit, all electric appliances.
I haven't been able to find a website that allows you to get a free mobile home value. I would pay for a book value when I have all of the correct information to get an accurate value. I have no idea what this mobile is worth or even a price range for this used mobile home. Could you please help me determine an approximate value and/or a price range for this size/year mobile home? the owner only wants someone to assume the payments and hasn't privided or stated any actual selling price.

There is no such thing as a standard equipment in a manufactured home. There is an entire range from high end homes indistinguishable from site-built homes around them to bare bones mobile homes. Each manufacturer produces dozens of variations.
Look at the form for ordering a book value report for your home at ManufacturedHomeCredit.com You will see each of the features and factors that go into calculating the book value The valuator uses those factors along with a multiplier based on location to determine the value of JUST THE HOME sitting on a local dealers lot.
The real cost to move in could include dozens of factors that have nothing to do with the home itself. Anyone that purchases a home to put on their property or in a park will be compelled to spend a significant amount of money prior to putting the home to use. The cost or relocation a 16 wide here in Florida you could be over $10,000 for permits, site work, take down, install wheels and axles, transport, reinstallation and hookup to utilities. If the utilities have to be installed the cost increases accordingly.
To get a good idea of what similar homes are selling for in your local market look in the local newspaper classifieds, scout local dealer prices for pre-owned homes.

Modular home basement
How expensive would it be to add a basement under a modular home? My husband and I are thinking hard about purchasing this home, however I am very nervous about tornadoes!! It would also be a great to have that living area ive always wanted!! We have also discussed cellars but just not sure. Does anyone have any suggestions or experiences?

To add a basement to a manufactured or existing modular home is pricey..Probably tens of thousands..There are storm shelters on the market for far less..I do not quite understand this fear..I assume you have the same feeling about where you live now..Does the apartment you currently have have a basement or storm shelter?
