my brotherin law bought our a mobile home from a mobile park, manager and pd cash and now im thinking i should of gotten a title , the mobile home is a 1995
where can i find or any place on line to find out if there are no leans on this,

You ARE correct. There is a title for ownership records on all 1995 homes in all states. Every state has different title procedures and record keeping but EVERY state will require the seller to produce a title with in a very short period of time. If the park was acting as a dealer or a broker they will be regulated under the dealership laws in your state. Most dealers will handle the application process for a title into your name. The buyer would have signed a title application at the time of purchase and received a purchase agreement( sometimes called a bill of sale)as temporary proof of ownership..Purchase agreements have legal descriptions of the property which usually includes Make, Model, size year and serial number. Most of the time you can go to your title office and have the title background searched for free. With this information the local tax collector can tell if all taxes are up to date as well..Hang on to your bill of sale, call your local title office and ask them the procedure to check it out. Most likely everything is fine but it does not hurt to follow up..

The Manufactured Housing Division (MHD) of the Texas Department of Housing and Community Affairs administers the Texas Manufactured Housing Standards Act. You can find them online at http://www.tdhca.state.tx.us/mh/ Look on the left side menu for a link to "Recording Ownership/Titling"
