Where to Buy Multiple Units

Hi, I am looking to built up a small community of manfractured homes and buy the units and rent them out. I have been searching verious online manfractures to find someone that sell at wholesale but I am not really found something that I like. I am looking to buy about 30 units. Does anyone have any ideas where these can be bought in bulk for a good price?

Most likely you will have to get a manufactured home dealer licence for your state...Then the plant will be able to sell directly to you...Many dealers would be more than happy to wholesale this many homes for a small mark up from their actual cost..Of course it would depend on what you want the dealer to..

I assume you have the commercial loan arranged for this large of project. Most factories and dealers would not have sources of finance for large scale rental projects.

Hi, thanks for the quick reply. I will check with local retailers. Have you ever done something like this?

Also, what do you think is the cost of the standard unit now-a-days? I know it is hard to gague the price, but do you have any idea about the going rate for an entry level model?

I did sell lot of rental units in the past. Where is your land, maybe others here will respond and help you...

I have been away from the industry for a while but, I would guess VERY basic homes will be about $27.00 /sq foot before delivery and a/c..The nicest ones could be 4 times that and there will be some everywhere in between...Since you do not seem to be worried about quality, have you considered used? There are plenty out there in most parts of the country...

I like to buy pre-owned units for rental homes. The nature of rentals is that you will need to renovate them every time you turn them. There is no reason to pay the price for new homes... especially at a time like now when there are so many used homes available at bargain basement prices.
