HELOC for man. home w/o land

I own my doublewide, but rent the land from a friend. The home is in desperate need of improvements, particularly a new HVAC unit before the frigid weather hits in February. Since I do not own the land the home is on, how might this affect my ability to obtain a HELOC? I have worked very hard to improve my FICO scores over the last three years, but current scores run around 675 (I hope to reach 700 within the next couple of months.) The home appraised for around $12K for tax purposes, if that gives you an idea of how much work remains to be done! I will need between $8K-10K to get the new HVAC unit in, repair and relocate vents, and add a concrete board skirt. Clearly I would not be willing to sink these funds into the home if I didn't know it had FABULOUS potential - - structurally, it's a brick!, but just needs a little polish. I hope this will be my "forever" home and want to improve it as much as I can before I retire. Any suggestions?
