Upside down Mtg

What do you do with a 16 X 70 singlewide,,,that is upside down in the mtg ?? Home value approx $4,000,,,Mtg remaining balance $12,000. ??It is a 94 Fleetwood. 2 bdroom, 2 bath. And needs extensive remodeling. Roof leaks,a/c system is 16 yrs old, very inneficient. One wall needs ro be replaced. Needs all new flooring and carpeting.

Do the remodeling market it and hope the location will help you get top dollar. You will probably will have to do all this then put some cash with your buyers money to get out of the loan. Make it so that even you can do nothing but give all the reasons someone should buy the home at top market value instead of dwelling on the negative....Who knows when done maybe you will want to keep it..
