price for manufactured home

Post by lasml » Wed Jul 28, 2010 4:51 pm

My husband and I sold our home and bought property. We are going to special order a deer valley manufactured home. We have many upgrades added to the home and they have given us a price. They gave us the base price and then the upgrades were added. Since we have never had any dealings with manufactured homes, we are wondering if, say the base price is 90,000 can you offer a percentage off the base price. We added about 28,000 in upgrades, which made the house 118,000.We wanted to offer about $110,000. We had heard that there is usually a significant markup from the dealership. We just wanted to know if you could negoitate on the price just like you do when you purchase a stick built home.

In the current market EVERYTHING is negotiable... to a point. That point is reached when the dealer feels he can not make enough profit to make the deal worthwhile. It is difficult to tell where that line is as there are hundreds of variations you can order with most basic plans.

Take a look at The Complete Buyers Guide to Manufactured Homes and Land by John Grissim.

This book is a comprehensive resource guide for MH Shoppers that explains just how the manufactured home industry operates, how to find a dealer worthy of your trust, how to make the right home selection, and, as important, how to be informed so you can make the right decisions. How to determine the fair price of a home. Smart negotiating tactics, (what not to disclose) and even Deal terms—what to insist be in writing

Exhaustively researched, and with extensive input from both industry insiders and consumer advocates, this guide gives you all the information and tools you will need to successfully find and purchase the right home for you.
