2007 lot model

Found a new 2007 lot model that I really like. A well made home. Already reduced from $80,000 to the $60,000's. Will probably purchase a home before the April deadline for the tax credit. Is it likely to get this home at another lower price, maybe in the $50,000 range? Also, what about a warranty? I'm also concerned about mold due to the fact it has had no vapor barrier under it while on the lot. We also live within 200 feet of the railroad. How will tape and texture hold up? Thank you.

The only way to find and answer to your question about price is to check out other local dealers and see what a similarly equipped and size home is selling for in your market. Each market has different costs for installation and meeting local code requirements. Anything is possible. But if the price has really been discounted by twenty thousand there is probably not much more room to bring down the price.

Warranty on new homes starts the day you take delivery. Your only concern should be is the builder still in business. Several MH builders have folded in the past year and that could effect warranty performance. As long as your homes builder is still alive and well your brand new 2007 will have the same warranty today as it had the day it rolled out of the factory.

I have never seen a new home with a vapor barrier under it on in a dealer display. It is doubtful that mold would be a concern unless the roof or plumbing are leaking. The plumbing has probably never been hooked up and it is doubtful that a new roof is leaking...but you can pay for a mold inspection if your concerned. All new manufactured homes have a vapor barrier below the floor insulation. Look under the home. If you dont see insulation torn plastic hanging down the odds of any moister getting into the floor are very low.

Your tape and textured walls should hold up as well as textured sheet rock in any other or site-built home close to the railroad tracks.

Sounds like you found a good deal. If the home is what you have been looking for and the price/payments meet your budget go for it. You can get a local home inspection company to look the home over and quiet your concerns, they are usually reasonably economical, but don’t wait long enough for someone else to pick up your deal
