I have a 2002 double wide manufactured home that has been put on a perminate foundation. We are thinking about building a new home but want to keep our land. what are the steps to selling our home and having it removed from our property. Will dealerships buy our home and remove it or will we have to sell it ourself? How easy will it be for the buyer to get a loan that will alow them to remove the home from our property. When the home is removed will it be dammaged? Will i be liable if it is dammaged after the buyer pays for the home. Sorry for all the questions but we needed some information. Thanks a bunch!

Selling your home could be quiet challenging at this point in the economic cycle. Selling a manufactured home that has to be relocated adds additional challenges.

You might find a dealer that will purchase your home. This would certainly be the easiest way to make it go away. If you elect to go down that road you must be prepared to take a very low price as the dealer will have to move the home twice... Once to his location and then once it is sold to the new owners site.... And make a reasonable profit.

Relocation has become very expensive. The best price I can get, for a double wide is minimally several thousand for a local relocation... Any dealer buying your home and taking back to his sales center would be looking at a double move expense (once to his place and then to his buyers site.

In this instance you need to fill the role of the dealer, If you have a qualified buyer who likes the home you don’t want them to continue shopping and fall in love with any other home. You need to make it a quick, easy and comfortable for your prospects to purchase from you.

Relocating a manufactured home is not a simple thing to arrange. You will loose the vast majority of potential buyers, even if they love the home, once they are faced with the task of arraigning the move. You will be at a huge disadvantage if you try selling where is and expect the buyer to handle the move. Consider getting prices from local licensed and preferably bonded manufactured home installers and including the move in your price.

Be sure to get a copy of their insurance certificate and get the full price on paper. That should take care of your liability during the move.

You should also consider finding out about what MH loans are available for your area and age home. The majority of buyers will need financing. Anything you can do to make it easier for them will help you close the deal. Find a local loan office that makes MH loans. Find out exactly what the minimum qualifications are and take some of their applications with you. When you get a prospect take the time to fill out the loan application with him. At that point you can ask for a small deposit to be sure they are committed that is only refundable if they are turned down for financing.

Take control of your sale if you don’t want to loose it. Walk the prospects application thru that local loan office. Follow the application progress and stay in-touch with your prospect as often as you can.
