Trading in a single wide

My husband and I purchased a 16x80 single wide mobile home 7 years ago. Our family has since grown and we have out grown this small home.

We would love to trade it in on a double wide but we owe so much on it we haven't been able to find a dealer to take it as a trade in.

We were so young and stupid when we bought it we went for the 30 year mortgage. I wish I could turn back time and change that but since I can't are there any options for us? We have no idea what to do or where to start!

Consider selling the home to a private party that might find the home to be a perfect as it was for you prior to the growth of your household. Call local dealers and real-estate agents and find out what your local market might offer on an outright sale.

Alternatively you might consider building on a room addition (or 2) keeping the home in your family and growing with your needs. see Adding on to your manufactured home at our sister site MobileHomeRepair.com

It is not uncommon for folks to be surprised at the cost of trading..If you are like most folks remember you paid a price for a delivered home, included skirting and steps and had to pay tax like all of us..All the money you financed for delivery, skirting, steps and tax is gone but still in your loan. A 30 year note would take at least 10 years of paying just to cover these items and interest. Beside selling your self your only real option is to save and pay a very large cash downpayment..Just remember most of us a little older than you lived most of their lives in homes less than 1000 sq feet like yours. As a matter of fact most stick built homes are no larger than yours..Good luck
