You have failed to mention the manufacturers name and location..If you want detailed information on ANY builder in the US you should invest in the book here in the bookstore. The guide is less than $35 and a VERY small investment in relation to the price of a home. Most important is doing a good investigation of the dealer since a large percentage of consumer problems are caused by the dealer...You can find the Buyers Guide here:

Live Oak Homes is too new to be rated effectively. They haven't been in business that long. They are located in one of the old General Manufactured Housing factories in Waycross, GA. I would expect much of the workforce to be the same. General was not known for quality.

If you can afford it I would suggest you consider the TownHomes offered by thie dealer. The owner Gary Towns was a Homes of Merit General manager for many years..He always demanded and built the best...The pics of the Live Oak Homes make thewm look like very basic homes and far less expensive I would guess..I read the self supplied descriptions provided on this web site...Candidly I have always been a little skeptical of those who sell their religion. From the dealer site "Christian faith, honesty, and integrity will always be the standard for Live Oak Homes."...That is just me...
