Any experience with Cape Cod Style?

We have our heart set on a cape cod style. Does anyone have any experience with a modular cape and from what company?

I sold 13 Cape Cods from Discovery Custom Homes by Palm Harbor Homes..They are a very nice large home..Most often they were sold with the upstairs unfinished with a floor, stairwell and plumbing stubs all in...Totsl they were all about 2900 sq. feet...The model name was Cinci...The Cape model of the Buckeye is their largest at about 3300 feet...You a link to them at the Palm Harbor web site..

Thanks so much. I had looked at the site before and was wondering about the standard amenities and upgrades in the Palm Harbor. Also how much if any redesign of downstairs can one do? I know about the quality and types of materials in a Norris but didn't know a comparison.

You would be VERY impressed with Discovery Homes standard features....but I do not know if they any longer have any presence in TN...Go to the web site and call the customer lines listed there...If not you might want to check out their sister company, Nationwide Homes..They are only sold and built by traditional builders who have realized they can offer a better house at lower cost by building factory built homes...Nationwide DOES have Cape models and builders in most of TN...Find a builder in your area and call him or her...

If you get a cape with only one bedroom on the first floor you will need to have the second floor finished by your builder/retailer in order to get the home financed in most cases. It is very difficult to get a mortgage on a one bedroom single family home. That is why many manufactured home retailers stock homes like what Mr. Murray described, basically ranch plans with the steeper roof added. By having three bedrooms on the first floor they can avoid finishing the second floor. Builders that sell modular homes only can easily finish the second floor, Many manufactured home retailers aren't prepared to finish the second floor. Today most manufacturers build capes. It isn't very difficult in the factory. But make sure you ask your retailer for references of customers who have bought a cape from them. This type of house is more complex to install and involves more involved on site finishing. Many retailers have only recently begun selling modular homes. Just because you see one on somebody's lot doesn't mean they can do a good job, or even that they have ever sold one for that matter.
