price negotiable?

My wife and I are interested in a doublewide from Clayton. Can someone that has
delt with Clayton in the past tell me if the list price is negotiable or are they
firm on the list price. Any responses will be greatly appreciated.

Deciding how much to offer will depend on several factors: Market value of the house. Condition of the house. Circumstances regarding the sale. Actually, at this time especially, just about everything is negotiable. The hardest part may just be getting a mortgage as that market is getting very tough on just who they are willing to lend to. Where I live in N.W. Florida getting a mortgage on a used MH on a a piece of property, you cannot get a mortgage currently. No one is writing them. Elsewhere, I don't know, but I'd bet it is difficult at the very least. The mortgage market seems to be collapsing if you watch the news on TV. Not a good thing for anyone looking to buy a used MH at this time. New MH's may be another thing, but anyone applying will need to have very high credit scores and a large down payment. But, back to your question . Is it negotiable? Absolutely...YES. what have you got to lose. Remember the old saying, MONEY TALKS..BS WALKS.If you are truly in the market to buy,now may just be a great time to buy as the MH market has slowed considerably. The base price may not move much but the options list will. Also remember that at this time of the year the housing market in general slows down as the holidays approach. GO MAKE THAT GREAT DEAL.

Yes the mortgage market is in chaos at the moment BUT there are lenders that specialize in manufactured housing that are actively seeking to make loans on new and used manufactured homes. How do you gestimate how much a home is worth, to properly negotiate? What is a normal mark up on a manufactured home?

Mark up does not matter..I hope you would want the dealer to be there when you need help later...A house with the features of a Deer Valley would be well priced at $ 45/ft...Most homes with these features will run higher...If the price is too high for you, there are many cheaper homes on the market..I am sure you saw some in your quest...

Buy now before the next price increase...Mortgage rates are lower now than in years...Better get one while they are still low...

The price isn't to high, I just wanted someone's opinion in the market that would give me an honest answer with out any bias. We have not purchased a MH before and I needed that helpful opinion. Thank you for your help. And we did see other homes during our quest and there were lower options but I did not want a home that looked "cheap". thank you again

Ok, I downloaded the ebook and still am not clear on what I offer for a Redman MH. It says to discount the base price by 10% and then add the options on with their quoted prices. Is this accurate? I spent $20.00 on the ebook I just want to make sure this method is what they are suggesting in the book.

A clarification from the author of the Grissim Buyer's Guide to Manufactured Homes:
Thanks for purchasing the eBook edition of my guide.As to the book's recommendation on negotiating, I can see the language in one place is slightly confusing. To clarify: Sit down with the sales associate and go over every item in the contract and verify that the final price he/she is quoting you is for absolutely everything: the house, the options, the transportation,everything for which the dealer is responsible. Then, once you have that final price before you, down to the penny, make an offer that is 10% less. You're essentially doing what happens in the real estate market with site built homes -- you're making an offer.
Depending on market conditions (and this is a buyer's market for sure in most regions), the dealer will accept your offer, or not accept, or make a counter offer. The objective here is to initiate a negotiating process, and you're the only party than can do this. The dealer certainly won't. But negotiate in good faith, and be diplomatic, understanding that the dealer needs to make a fair profit. Hope this helps. Good luck!
