manufactured vs. modular

I understand that a manufactured is built on a metal frame to a federal code,
and a modular is built on a wood frame to a state code. Now let's say, as an example, Champion builds a number of their "double wide" models as both manufactured AND modular. Assuming I were to have either model built onto a solid, permanent foundation, what would be the pluses or minuses of either type of model.

I guess you have decided against the Holiday used home....Modular are built to the local code, same as any other home....In states where mods have no frame.. they are usually treated by governments as any other type of home...This means that you might have available more desirable locations...Some say mods have better resale..mostly because resale is almost all location...A quality manufactured home can have all of the same features and construction details except they will be about $50/ft...A mod of the same quality will be about $85/ft..so the money differences can be substancial...Mortgages for mods will have slightly lower interest rates offsetting part of the difference... Manufactured homes can be financed independent of the land..mods cannot..This is sometimes a motivation for those who already own land..Visit the bookstore here and invest in a few of the buying guides there...

Be informed and compare carefully and move forward soon before rates rise any more..

It's not that I have decided against the Holiday, I'm just gathering as much info as I can. Also, straightening out finances, and figuring what I want to spend.
The Holiday I looked at is a nice home, but I am figuring TOO overpriced at over
$200K, for a 12 year old home. In trying to see where the owner is justifying that price, I lookd at some brand new Champion homes of a comparable size (and also much nicer) at a couple of dealers, and was quoted prices between $75K and $95K, delivered and set up to a community. The Holiday has a really nice deck in the front, and is also in a community, with a lot fee of $700. I just don't see where
they come up with the asking price. Other double wides in the area are almost $100K
less, which even those are more than new dealer prices. Are there hidden fees that the dealers aren't telling me?
Also, with the Holiday, even if the price comes down, I'm afraid of if I want to sell in 5 or 10 years, still owing more than I'd be able to sell for.

Good observation....Of course..mods CANNOT go into a community..You must be in CA..If I understand right mods can go anywhere you want on private proprty..$700/mo will pay for lots of land...From what I have seen here.. most new homes in CA are quoted without delivery...I guess you saw the Champions at Advantage Homes.a champion owned dealership..Keep up the quest...

Actually, I'm in NJ, and the few dealers I visited were in PA (because there don't seam to be any dealers in Jersey). I understand that there could/would be "some"
price differences between NJ and PA, but strictly looking at the price of the house
without land, how does a 12 year old house cost so much more than brand new.
I would like to own my own property, but around here, the cost of bare land is almost as much as the cost of land with a house already built (which honestly, is just TOO high), so I guess I'm leaning towards a community. Of any of the communities near by, only one is nice, the rest, I hate to say, fall into that "trailer trash" catagory, and two of those - the town there in is actually trying to clear them out for redevelopement. The one nice community is were the Holiday is, but doesn't have any open lots for a new home.
