I'm considering purchasing some level property and installing a manufactured home. The lot does not have water or electric yet. I realize installation costs have many variables, but could someone give me a very rough estimate to prep the lot and install a 1700 sq foot single story manufactured home with no basement?
Location: Pine Canyon, Tooele County, Utah (about 30 miles West of Salt Lake City)
Also, how do I hire contractors I can trust. Should I go through a retail seller?

It would Be very hard for anyone here to give you any meaningful figures here...Prices vary substantially in various parts of the country...Here in the SE..Well Septic electric and a minor amount of clearing and leveling would run no more than 10 to 11 thousand....BUT I have seen posters here from the NE and CA mention 25K or more just for septic...and total prep fees of over 50K..The point is none of these figures are meaningful to you..Shop your home from a quality local dealer who should know costs in your area very well..Good Luck with your project...

Thanks so much for the info. I know the prices the homes themselves vary tremendously from one state to another. I sold my 2001 Skyline in California for $167K and that is without the land - just in a mobile home park where you have to pay rent. In looking at ads for homes here in Utah I see them new for $17K.

I agree with Mr Murray. Selecting a dealer is the most important step in your home purchase. BUT Home buyers MUST take responsibility for their home installation. If your purchasiing a pre-owned home from a private seller or a brand new home from a reputable dealer and you expect to enjoy your home for years to come the site prep and installation must be handled properly. Even if you're not planning on doing the work yourself, it is critical that home buyers understand and monitor the entire process.

Mr. Porter leads you through a two hour viewing experience that will prepare you for the numerous operations and complexities involved in the installation of the modern manufactured home.
