We are new again to this forum, It has been a long time since we laste visited. We don't even remember our previous user name. Had to re-register. We are thankful for the wealth of knowledge you all are willing to share.
Our first questions this time around:
Which manufacturers use 1-1/8" plywood flooring?
Which use 3/4" plywood?
Are any of these available in GA?

I know of no home offering over 1 inch plywood..as a standard or option
But 3/4 inch is standard in Palm Harbor...Others offering 3/4 inch could be available in Homes of Merit, Horton, Fleetwoods....You might ask your Norris dealer as well..Southern Energy might offer 3/4ths as an option..I am sure there are others...Check with the dealers in your area...All listed here can be found in GA...Good luck with your quest..

Southern Energy absolutely DOES offer 3/4" plywood as a standard option and will even do two layers of 3/4" plywood upon request. I had my SE custom built last year at the height of the FEMA (December '06) fiasco. A mighty fine home,if I do say so myself. It is a 3/2- 32'x80' and the plywood option cost me $1200. Considering that at the time it was ordered, fuel and material costs were at an all time high,I feel that my home is/was a bargain.This is a full custom home using mine and Southern Energy's plans (kind of a half and half deal) and has everything built to my specs. And believe me I was born/lived in Miami Florida until 2 years ago and know all about building specs.My SE Home isn't Hurricane proof but it will hold up to a CAT 3. And please believe me when I say I looked at every 32 X 80 in the NW Florida/ SouthEast Alabama areas. Loved the Palm Harbor's but felt that they were a bit too over priced, and came very close to ordering a INDIES HOUSE custom (glad I didn't as they are now in bankruptcy). In closing take a good look at Southern Energy Homes if you want a Superior Home at a great price, and their warranty service is great too, (Thanx TARA)...

From our previous quest for the right for us manufactured home it seems that the Palm Harbor models sold in GA were built in Alabama. Is this still the case? Has the Alabama plant resolved the quality issues it had at one time? Is there a listing for manufactured home dealers in Georgia?

We visited you several years ago at a dealer in Augusta. You carried Jacobsen and Horton Homes. Are you stiil there? Anyway, it is nice to read a familiar face.

You might want to contact the GA Association and ask for a list of GA dealer members...All good dealers will be a member...
I am still in Augusta,,,but at the time you were here I was with Melvin Williams Homes....Mr. Williams passed away and the family closed the dealership....I now work with Palm Harbor Homes in Augusta...
Palm Harbor has closed the Boaz Ala plant about 6 months ago....There have been no quality problems in over 3 years...Palm Harbor has also idled its LaGrange, GA plant this month...but there are a few stock units at the Palm Harbor stores that are being closed out....If you can find one that serves your needs you can get a very good deal now....In Augusta all of our product has come from the 2 idled plants..We will be getting our future Palm Harbor Homes from the NC plant...We have been looking at other product to supplement our inventory and have been looking at the Southern Energy family of product...We do have some Fleetwood product in the Timberwood brand line in inventory as well..They are specially built for Palm Harbor retail at 5 different Fleetwood plants..If you are coming back to Augusta for a visit..call us toll free at 866-866-4758...Bob Murray

Opps ...I stated that my SE was built last December.. my mistake, it was actually built 12/17/05.It is a 2006 model---SE-012 Modified/Franklin. And my salesman talked me out of the double thick plywood floor... Oh,well LOL.. COULDA,SHOULDA,WOULDA. And,Yes I am a very happy and proud owner of a Southern Energy Home.

How custom is Southern Energy willing to go? We have a list of wants, and are not having much luck finding a manufacturer that offers all of them.

At this moment I'm unsure just how custom Southern Energy will go as they were brought into the CLAYTON family of Homes last summer. It is possible that they might be a bit more restricted by this move. However, the best thing for you to do, would be to locate a dealer for Southern Energy and talk to them and ask. To be very honest with you,my biggest limitation with getting my home built may have been my salesman. Getting information on just what Southern Energy would do, and offered as available options, was at times a bit like pulling teeth. I'm sure, that up to a certain point, my salesman was trying to keep me from going in over my head as I did have a limit on just how high I was willing to go on this home. If it looked as if I could not have not acheived getting this home in on or under my budget, I would have gone back to some of the site home builders I spoke with before persuing this direction.But then I would not have gotten the home that I own today,and enjoy every day. Is my home a "FULL" Custom ?...No it is not. It is a bit of a compromise on my part as Southern Energy had a floor plan that in many aspects was very close to what I wanted and they were willing and able to make the necessary changes to meet my wants and needs. I recommend that you visit their web site at SEHOMES.com . The site has an huge selection of floor plans and a pretty good representation of info on their line of homes.Stick to the Southern Energy / Platinum line if you are looking for top quality, the Southern and Southern Estates lines are not of the same caliber of home. You may want to also look at Deer Valley Homebuilders. They also offer a plywood option, but I don't know the cost upgrade. They will customize most everything and they do have dealers in GA.
I drew up a plan that combined features from several of their homes and they said it was no problem.

I agree with tlo 729 Deer Valley is also a high quality home builder. I did look at a good number ( 6-12) Deer Valley Homes and was impressed with what I saw. If I had not bought my home from Southern Energy, I would have at the very least spoke with one of their dealers. My biggest concern at that time was getting my home built by a manufacturer who had a strong background with more than just two years under their belt as Deer Valley had at that time. Far too many upstarts come and go in the blink of an eye and I did'nt want to take that kind of risk. One sales lot manager for Deer Valley has since told me that Deer Valley intends to please their customers and will do just about anything that a customer asks for. And as I do business with him on occassion, I believe him. So, in closing, I too would look at Deer Valley closely. Still very loyal to Southern Energy and absolutely love my home but not blinded by the light. LOL. Also look at Waverly and Horton for quality. Just not sure on custom options on them.
