We are looking at putting the modular one product on our land. It is full modular that crane sets on foundation. On the inside and out it looks even
better than my current stick built house. Nothing looks cheap. My question is,
there is no difference in the inside or outside between the modular or the hud (doublewide) version. The difference is the frame and some structural but very minor. If it is going to set on my land and be the last place we live due to it
being on the family farm that will never be sold, would you spend the $30,000 difference just to have the modular? Financing in my area is no problem.
30 years at 6.5% with my land as downpayment collateral. We are doing the
7/12 pitch roof with full porch across the front. Won't be able to tell the difference between stick built house or the hud/modular.

With your circumstances I see no reason to buy the mod for that much more..It is likely homeowners insurance would be somewhat less on the mod and very likely that the final mortgage rate will be 1/2% lower on the mod...You will have to do the math...While adding and subtracting call your tax collector and compare the real estate taxes as well they are likely lower on the HUD home..

It may make a difference if you plan to add on to the building. Structually, the cement wall foundation would be better off than the individual support posts and may help keep the tape and texture walls from showing any cracks. There may be some key structual differences between offframe and on frame mods.
