Hi, I was wondering if any one knew of a lender offering a 30yr fixed mortgage at a rate of 7% or lower. I have a double wide and I own the land my home sits on. I thought maybe some one here might have a loan like this. Thanks

Yeah, i've already done that but it seems you don't get many results. After reading more of these posts it looks like several other people can't get any results either. I've done a lot of searching and found several others i'll have to call. thanks

There is no minimum credit requirement to use our loan finder service. Although we have Service Providers in our network experienced in working with a variety of consumer credit histories, if you have credit problems it is less likely that you will be matched with any Service Provider, or if you are matched with Service Provider(s), that you will be offered any loan product, or one with satisfactory rates or terms. Rates and terms offered by our Service Providers are determined solely by each individual Service Provider and will likely vary depending on your particular credit history, income and other qualifications. Generally, rates and terms (including financial requirements and loan size) available to individuals with a poor credit history or lower FICO scores are not as favorable as those available to individuals with higher FICO scores and a history of good creditworthiness

I am trying to refinance my acreage and 1995 Manufactured HOme. I can not tell you how many times I have heard sorry we do not finance or re-finance mobile homes. First I have a manufactured home not a mobile home. Secondly I feel this is very discriminatory and a Lawyer should file a Class Action Lawsuit on behalf of all mobile/manufactured homeowners and put a stop to this type of discrimination. OH yeah, I forgot to tell ya'll I live in Florida. My home was appraised on 9/20/2006 for $190,000, so I have equity of approx. $120,000. I also have good credit. Anytime a borker has comeback with an offer the interest has been higher than 7% and the monthly payment is $800-$1000 a month, which I feel is totally ridiculous. Of course they know I am trying to get out of a 2/28 so they are trying to take advantage of that fact. I still feel that we need to address the discrimination here though.

You have not mentioned how much you wish to carry...7% is close to the best mortgage rates out there now...but 70,000 balance at 7% for 30 years would only be about $490 / mo principle and interest....Have you tried Wells Fargo Mortgage..They do lots of business in FL..

If you are financing just the home not the land, the lowest rate offered is at JCF Acceptance, http://www.jcfinc.com. They have rates starting at 6.74%.

Good Luck,

I have a 1995 manufactured home on land and currently in a constuction loan and have been looking for a end loan to close out my custruction loan process. i just found a bank- key bank, here is the number 1-800-422-2442 after prompts pick option 3 and extension 38653. His name is Rick, not the most optimistic guy but that shouldnt matter, the bank offers GREAT option for manufactures on land. the rate as of today is 6.625 and no pmi required it is called the special home assist program. I have been looking hi and low for a loan and this is the best place i have came across so i just wanted to pass along the info. and hope it helps someone!
