We are looking at buying a Palm Harbor Bandera doublewide lot model in NE Arizona (snow area), 6 inch walls, with plywood floors, hardiplank siding and 6/12 roof pitch. This roof apparently is on hinges and has to be let down for transportation. First question is regarding the roof--are there any potential problems with these high steep roofs? Perhaps regarding leakage, mating, construction, maintenance, etc?
Second question is regarding the warranty. This is being sold by a Redmond dealer who took over the PH dealership. He is selling the remaining PH inventory out at a discount, but is not a Palm Harbor dealer. He says that this will have a full one year PH warranty. However, there appears to be no 3 or 5 year limited structural warranty as some other manufacturers seem to offer, or as PH at least used to offer. FWIW, this dealer has a good reputation in the area. Should I be concerned about this? Is this one year warranty the only warranty that PH now offers?

I have been selling folded roofs for many years..Palm Harbor has been building these for quite some time..They are much more complicated to set..but a good dealer should have no trouble..Although I am not exactly familier with the AZ PH product..I would guess the roof is actually a 5x12 pitch..The 6x12 is almost always on Discovery Custom Modular homes built by PH....
As far as warranty is concerned...Palm Harbor has a 5 year Protection Program for the original purchaser..This consits of a 1 year warranty and in years 2 theu 5 the structure and all the systems are covered with a $50 deductable...Assuming the home is new, this would be true if the home is sold by a factory owned store or an independent owned store...but..be sure to confirm this by getting the seriel number and communicating with the customer service rep for AZ..His toll free number can be found here..also there is a e-mail service order form here...
