Discovery Homes - Buckeye

Post by hst » Thu Jun 08, 2006 10:18 pm

I'm looking for information & opinions on Palm Harbor/Discovery Homes Buckeye model. I recently walked through one of these homes at the Millersburg, Oregon sales center. Wondering if anyone has experience with this sales center. I've read some older posts that call the Buckeye a modular home. Are these Discovery homes all produced as modular homes or does it depend on which factory manufactures them? Also what are the basic differences of manufactured vs. modular. (Sorry, I'm sure this has been covered numerous times.)
Any help appreciated, thank you.

You are correct...Discovery Custom Homes are ALL modular homes no matter where they are built..A modular home is built to the local building code..the same one any home builder would have to build to...Most states have state agencies that monitor these code and certify each home...The foundation will be inspected by the local building inspector...

Manufactured Homes are built to the HUD code..A federal building code..The codes are somewhat different..Your sales consultant should be able to fully explain the specific differences in your state...You are very near the plant...better than just the housing consultant you should take a plant tour..ask to meet a design engineer and ask him the specific differences in OR...The Buckeye is a stunning 1809 sq foot 3 bedroom home in its most basic floor plan..but here in the SE the buckeye is offered in a 3 bedroom 2100 foot version, a 4 bedroom 2430 sq foot version AND a Cape (2 story version with 3 beds on the ground floor(2100 sq ft) and 1330 sq. ft. of expandable space on the second floor..You cannot buy a nicer home..

Here is a director code comparison for CA..This is probably similar to your state..

Thank you for your response. The Millersburg factory offers the larger options as well, excepting the two-story version.

I spoke briefly to a salesperson at the Millersburg location and it appears that the Discovery series Buckeye is produced to HUD code as a manufactured home in OR. The salesperson also stated that the home is not modular because of the steel i-beam chassis and the fact that the plumbing is routed under the home.
All of this seems to contradict the information provided on the Discovery Homes website. Could the Oregon plant simply be using the Buckeye floor plan and producing to the same standards as their other homes? I toured one of these homes some time ago before I was serious about purchasing. I later found the Discovery Homes website and was impressed with the features/construction. Now it appears that OR might not adhere to the standards provided on the website.
Could you suggest some questions I might ask to clarify this issue?
Thank you.

Call this fellow and ask what gives..

Curtis Richards
Sales Manager
(800) 928-2083

He is listed on the web site as the Discovery Home sales manager for your area...In the SE,,,Some Discovery floor plans are available as Palm Harbor manufactured homes...but I understood that all Discovery Homes were modular homes..Or call the plant and arrange a plant tour...ask while there...or call corporate and ask for customer relations..

Palm Harbor Homes, Inc.
15303 Dallas Parkway
Suite 800
Addison, TX 75001
Phone: (972) 991-2422

Ask them the same questions as you have here...OR you could move to Augusta, GA where I know we could get you a true Discovery Custom Home Modular ...
