Re: New Foundation for Manufactured Home
Your decision on a foundation system is an important one and should be dictated by local soil conditions rather than loan requirements. If your looking for a top of the line system that will work well just about anyplace in the country take a look at the latest trends in California, where earthquakes are a factor and the foundation is more critical than anyplace in the country. The current trend is towards the products of FOUNDATION WORKS. Their advanced systems were designed and engineered for manufactured homes. These foundation systems add a high level of structural stability and have proven most cost-effective for the manufactured home, buyer. Initial costs are considerably less than other types of foundations. Average installation requires less than 1 day vs. up to 2 weeks for slab or runner foundations. Result: Dramatic out-of-pocket savings. Meets industry standards for permanent foundation. Qualifies for FHA or VA loan vs. conventional loan. Result: Lower monthly Payments. Foundation Works systems are waterproof...rustproof...vermin proof...termite proof. Result: Less maintenance means continuing savings. Foundation Works pads, stands, and precast concrete skirting can be easily moved and reinstalled at another location. Result: Lower relocation costs. Foundation Works meet or exceed industry standards, and have been proven safer under adverse conditions. Many cities in Oregon and Washington are being upgraded to Seismic Zone 3 & 4, and will be requiring earthquake resistant bracing in the near future. Thoroughly safety tested and certified by the State of California for use in Seismic Zone 4, 'the Foundation Works Systems exceed strength requirements by a factor of 2! Traditional foundations offer little protection from wind damage because the manufactured home literally sits on top of the foundation. Foundation Works Systems solidly anchor your home and footing...and have been safety certified in 80 mph winds. Foundation Works are engineered and designed exclusively for manufactured housing. Tests show the Foundation Works are 4 to 6 times stronger than the average foundation for manufactured housing, thus providing more safety and stability. Foundation Works offer you the best foundation technology available for your manufactured home...plus added safety and stability...at a lower cost. No jacking approved now in all 50 states
There are lots of products out there that are seismic tested that are installed to the frame.
But if you have been in the industry as long as I have you will have seen that there is a big problem with the outer walls sagging due to no support on the outside walls.
There is a Patented (#5-924-264) product that can be installed on any home at any time that solves this and conforms to UBC- Uniform Building Code 1994 also meets FHA VA Calif. 433A for real property or tie down for personal property, 20 to 100 PSF snow load to 80 PSF seismic/wind zone 4, exceeds California 2001 code requirements.
I suggest you look into the ” POWERWALL” Manufactured Home Foundation System.

Yes, there is a process, and it is not that expensive when you consider the overall economic impact on your property. We have a refinance program and contacts with a foundation company that can meet your needs. Contact me at [email protected] if you would like more information.

I read the specs and was very impressed, in fact the finance company was impressed. The problem is I've gone to this site and completed and submitted the form a minimum of 4 times. To date I have gotten no response.
Can you provide me with a local (P.G. County, MD) affiliate?

For a quick intro to foundation upgrades and retrofitting techniques take a brief look at onthelevelcontractors.com. These guys have been in the industry for 20 years now and have proven themselves the most compotent understructure specialists for manufactured homes in and around San Diego County, San Bernadino County, and Charollete County, FL. They are now primarily dedicated to installation of PFS (permanent foundation system) and ERBS (earthquake resistent bracing system). Their array of state and HUD certified PFS's qualify for all FHA and 433a type loans. From initial inspection to final recordation with city or county, they're more than contractors who just get the job done. Trust me, I've been watching people in the this business for 23 years.
