I have a ranch style modular home that was built in 1978 in the Denver area. I own the land it sits on and it also has a oversized two car garage. It has been appraised at $190,000, but I fear this might be a inflated price. If I sell, I need to at least get $170,000 for this. Do you think this is a reasonable price or am I'm stuck with a white elephant? The surrounding area conventional houses and the area is very nice. If I can't get his, then I am thinking of remodeling. i just want to make the right decisin before i sink any more money into this house. Do you have any suggestions?

Its very tough to give you an answer one way or the other. Alot depends on the trends in your market area. We dont have that info available to us. Maybe talk to some real estate agents in your area, who deal with these types of homes and see what they would use as a selling price. Tom

Generally appraisers are good judges of value. Why do you think the appraiser over-valued your home? Good locattion generally equals good price.

I married a man with a manufactured home. His home is very roomy and we are in a development of manufactured homes on brick foundations in the country near Salisbury, NC. I hate the "trailer" feel and look of this home. I was hoping to sell his home and buy a conventional home but due to a job layoff my hubby is in a heap of debt and it will be years before we can afford to move. I am now thinking of remodeling so our manufactured home is less trailer like. It is a ranch style doublewide. Where can I get ideas, prices, etc?
