Costs AFTER moving/leveling a MH

HI! I just foudn this forum and would like to get an idea of what costs are involved AFTER the initial pickup, move, setup and level. All of which around in my area of Dallas is $1,000-$1,500 for less than 50mi.

I remember when I bought one from a dealer long ago there were some costs rolled into my loan to cover hook ups of the electrical and plumbing etc. Now that I am looking at buying an older home and move it I will have to pay these costs. Any ideas? Won't hold ya to them, just need to know if it is going to be $100 or $1,000.

For $1000-$1500, about all you can expect is for them to set it on your lot and level it up. Then its gas, electric, skirting, a/c, phone, cable, sewer, water, meters, etc. $2000 probably wouldn't be out of line.

As a general rule, I tell people that when they get an estimate to move a home -- double it. 8 out of 10 times I'm right on the money, by the time you figure in every little thing that comes up or wasn't previously thought of.

$2,000?! That PLUS the $1,500 for the move and level???

Now I left this out of my last post, but this home will be in an established Mobile Home Park. So that $2,000 is what it costs to hook up all the lines/pipes from the main connections 20-30 feet away to the home?

Gee, if that is the case I will either stick to homes already in place or try to find the people who do that work to gimme a discount or something. I plan on moving say 3-4 homes in a weekend. Quite possibly be moving 15-20 homes in the course of 12 months.

When I am purchasing these homes at $1,500 - $5,000 and selling at $5,000 - $10,000, I just can't afford $3,500 to move them and hook them up. Would be different if they were $20k NEW homes.

If you can move, skirt and hook up a home and get it ready to move in for $3500 on average, your doing great! Only way to save is to do most of the work yourself.

If your utilties werew 20-30 feet away, you could easily add another $1000 to it.

If buying, moving and selling homes was easy money, everyone would be doing it. Plus when you start moving old homes, there's very likely to be some damage that may happen that just can't be helped.

Single wide set ups?You would need skirting ,tie downs straps and rods,blocks for the piers and pvc pipe and wire for the plumbing and electrical hook up(not to mention a electivcal junction box and meter if the park doesn't provide it) .Now if you did it all your self 1500 would be minimunm..Contracting it all out 2500 would be a hell of a deall. If you're talking double wide set ups its even more.People don''t work for free..

Well I won't dare doubt you as I am hearing $1,000 for hook ups and etc as the going rate here in Texas after yo upay for moving, setting and leveling. However, like all things I gotta try it myself or atleast be standing there looking at what is involved before I think my money spent is better than my time wasted. $1,000 in addition to moving charges get pricey.

Also I have arranged for FREE moving, setting and leveling if I buy more than 2 homes from a park owner. I have also arranged for no lot rent from the new park manager where I plan to move them to. She said I won't need to pay lot rent until someone finally buys the homes and moves in.

Hopefully with all those breaks even if I do have to pay for hookups atleast it won't kill the deal.

New or used it is the same job to setup, hook up, or skirt. Able are you starting to understand why you got thoses homes at such a good price ? If you plan to buy and sell pre-owned homes you need to have enough margin for profit to cover the costs of the sale.
