Does Michigan have disclosure law re:MH in Parks? An elderly friend has had to go into an apartment, Her family is selling her home. They are not revealing all the work they know the place needs. New roof on house and porch,wheelchair ramp rotting,needs leveled,new sub floor in bathrooms,new carpet throughout, and a bad roach problem (has been professionally sprayed several times in 6 months) but can't completly get rid of them. After looking at pest control sites I think they are German Cockroaches (the nastiest kind to get rid of). I'm afraid of her getting sued by a future buyer for non-disclosure, or does "as-is" cover her. I feel sorry for anyone who would buy someone else's problem.
Also does anyone know where I could find a "book value" on a 1976 24x60 Academy in good condition?

Michigan does not have a disclosure law regarding homes in parks. However, virtually every park in Michigan requires a park inspection before putting a home up for sale. This inspection should cover everything you mentinoned that is visible from the outside of the home plus fire safety issues on the inside of the home. The park will not allow the home to remain upon sale if these items are not deemed safe and attractive. Also, you will need an appraisal to get a value for this home, because the park it is in, the condition and any improvements made over the years affect the value of this home more than the make. Datacomp is the place to go for appraisals, they have a website and they are in most Michigan phonebooks.

Thats assuming that the park even cares or will enforce the rule. I know several that could care less. Its up to the consumer to have the home physically checked by a competent MH inspector, for peace of mind if anything. Tom

On your question of the "book value" on your home you could try the NADA Manufactured Housing Appraisal Guide. If you give me more info i can look it up here at the office for you. By the way Calif has strict disclosure laws which iam all for. Chuck

make: CMH - used - model: 3BED - stock #: BE3317 - serial #: MSB961680SN23317 - used. All new appliances (stove, FF Refg., dishwasher), all electric.

To look up homes in the NADA book for a 'rough' idea of value, we need to know who the parent company is of the manufacturer. For instance, Friendship Homes are a well-known brand in the upper midwest. But you can't look up Friendship in NADA, instead you have to look under Fairmont Homes.
Sometimes we can cross-reference the names, but we need to know where you are located as the cross-references are listed by region.
Then to get a bit more of an exact quote, we need to know about a 100 questions on what your home has and doesn't have, as well as condition.
Nothing is ever easy, eh.
