leaking roof

Post by Dan F » Sun Jun 13, 2004 12:36 pm

Ever since My garage has been built it has leaked. the water runs straight down the shingles on the home under where the garage was added. someone told me the roof on the home should have been cut open and the shingles from the garage woven under neith the house shingles. its a coposite roof. Is this true and how difficult is this to do after the fact.

yes its attached and it leaks right where its attached. the water is running down the roof under the attached garage on the shingles that are on the mfd home. It comes through where the garage was roofed over the home. I don't know how else to explain it.

Why am I not surprised the leak is occuring at the attach point. We see this so many times with additions. The problem occurs because your MH is constantly shifting and the garage is not. My best advice to you is to consult a professtional contrator. Why cant I do it myself you ask? Well, its because once again I have seen this problem so many times and seen homeowner attempted repairs that never hold up. So get a professional to fix it once and for all. I would first look at MH repairman in your area who may have did this repair previously. If not then look at a regular contrator. Tom

I have a roof that was originally put on 1994/new home, 25 year warranty, but according to 2 insurance agents and 2 roofing companies, this roof looks at least 20 years old. I contacted the manufacterer, Atlas Roofing out of Ms. and they say it is wind damage. But the insurance guys and the roofing guys said to contact an attorney, that Atlas is just messing over me. Do you know anything about this company and their reputation before I hire an attorney to sue them?
Thanks, Donna H.

I would start with the Better Business Bureau to see if they have other complaints against them.
Shingles have always been a touchy subject when it comes to failure. Installers are just that. The manufacturer covers themselves by "proper installation" and "acts of god", and the insurance is good about saying "not our problem".

Most shingle manufacturers I know only warranty the shingles. Not removal or installation. So, you still have to install the replacement out of pocket. Shingles run around $13.00 a bundle for 3 tab here in Colorado, "3 bundles to a square".

Check with the shingle manufacturer and ask what is covered under "warranty" and go from there to see what its really gonna cost you to resolve your issue.

I owned a double-wide. We built a full length porch on the front. We figured we would have problems evenually with it leaking. We live in Colorado where the snow gets deep or it used to. We installed a pro-panel roof. It was very easy. If you started your panels so that a panel is attached midway over the seam between your home and garage it should take care of this problem. We never had any problems with leaks. Just make sure your house is supported as well as possible to minimize shifting.
Pro-panel is more expensive than shingles but I think it's well worth the investment. No more roof repairs for over 40 years!!

Good Luck
