1985 mobile/addition needs roof

I have a 1985 14x70 mobile, with a same size addition built onto it. I need a new roof, because the existing one is leaking in several places. My problem is getting financing. My home has no wheels, it is stationary, on MY land, but as soon as the lender sees "mobile home", they throw up their hands and say no. I owe 13,000 on my home, and it has been appraised with the land for 55,000. All I want to borrow is 23,000 to get a new roof, and some additional things done to the outside. Help! I do not want to move, and I do not want to sell. I just want to get my roof redone and some nice things done to the home.

Is it possible to borrow on the land only? Tom

Tom has a good point, and you also talk about a few exterior things needing done. Maybe put off the additional items and concentrate on just getting a loan for the roof only.
