It looks like water damage from the roof leaking. The ceiling is roten by the outside wall. How is the best way to repair or just replace the ceiling. Would you use green board to replace the ceiling, and than just texture it, let me know. Pls.

Im sure you know to repair the leak first!
My suggestion would be that if you have only stains, simply use KILZ and repaint. They make a very handy "upspray" can for ceilings.
If you are seeing Black Mold.. Remove the rock and replace it with new. Your call on using green or not. You normally only use Green directly around plumbing fixtures like showers, that potentially could get water splashed on it.
I would just install white rock if I was to replace any damaged in the area you are talking about..
