We did a walk thru, 6 months ago. I'm still waiting.

I did get to see the foundation being made, so at least I know how it was done.

If you leave the frame on, I'm nearly 100% certain it will be treated, taxed, titled and valued just like any other manufactured home. This is why I spent the extra funds to go off-frame. It's appraised against other site built homes, I can get standard financing at any bank of my choice, and there is no title or tag to buy, ever.

My husband and I recently purchased a modular home. It was built far better than any stick built homes we looked at prior to building our home. Not to say it didn't have a few problems, but they were taken care of right away. I think the builder you choose to builder you home has a lot to do with your satisfaction. I can say that we are completely satisfied with our modular home and would not think twice about going this road again in the future. You obviously didn't buy a Palm Harbor Home or a Discovery Custom Homes modular. If you had, you would know that Palm Harbor is a company that actually INVITES its customers to the factory to see their home being built. They also have a fanatical approach to customer satisfaction - that is to say that if the customer is not happy about something for any reason, Palm Harbor jumps all over the problem to make sure it gets solved. Before you start in on modular or manufactured homes, make sure that you specify the manufacturer that built yours.
