Can anyone explain to me the options available when purchasing a mobile home? I'm interested mostly in where you don't have to pay a monthly fee because ..... what, you own the land? You are part of a condo type arrangement?
I'm new at this, is there a name for this? I've only heard of land lease where one is in a community and pays a monthly fee.
Appreciate any info you guys can give me.

This may be a bit of a simplistic answer but you can buy a MH and put it on your own land (not in a park) and pay nothing to anyone since it is your MH and your land.
Second you can buy a MH and place in a park on land you rent (land lease) and pay someone that owns the land / park for the space and the amenities.
Third you can buy a MH and buy land in a Park (might be somewhat like a Condo association). When you own the land you will pay property taxes. then you pay the park for the amenities and services they provide.
When you rent the land in a park they pay the property taxes so you pay higher rent for space to cover those taxes.
The amenities provided in a park, quality of the park, etc determines how much you pay to live in a park whether you lease the land or own the land. In central Florida I've seen parks with no amenities leasing space for $200 monthly to what seems the averages around $335-450 with lots of amenities and some as high as $600 monthly. monthly cost in parks with owned land seem to run between $80-250 averaging around $150. Remember you are paying your own property taxes.
Some parks offer services (not amenities) like water, sewer, garbage and lawn care so when you are comparing be sure to compare apples & apples or compensate for the differences in provided services.
In the end you always pay. Just know what you are getting for what you pay. In a park where land is owned not leased and managed by owners you probably pay less because the interest of the owners come first not profit. Of course over zealous owner management can do much damage too.
If there were a thousand+ items for you to evaluate and research to make an informed decision you now have about 1/10,000 of your work done. If you are serious then you should begin many months of internet research about parks, policies, thing to know to buy a MH and much more.
