Need Help

Good Eveniing Everyone,

I need help with this question. I have a manufactured home in NC, that I am interested in putting on the market, but I don't know how to go through the process. The home is a doublewide (28x64) with 4br and 2 ba; built/purchased in 1996. The home is being financed by a mortgage company, and I'd really just like to know if I have any options.

Could someone please give me a heads up regarding this.

You have not mentioned if the land is with the home...

If it is..you might want to deal with a real estate agent..one that specializes in your area..and has other manufactured homes listed..When chosing an agent..you should interview them carefully...If they have any negative attitude about manufactured homes...find another one..

Remember..this is a home...to get top dollar..it should be in VERY good shape..make it very desirable for those looking in your area...Understand to get top value..it might take some time...3 to7 months is not unusual..

Thank you for your response, and to answer your question, no it is not situated on private land; at present it is located in a MHP near a military installation and the home improvements are in the works.

Does that mean I should replace the appliances and flooring? There's nothing wrong with either except 8 years worth of wear & tear.

I doubt you would have to change the appliances...just make sure they are very clean..

If the floor shows a lot wear...I would suggest you replace it...

Another thing that seems to help a lot is a fresh coat of paint on the cieling..
