Has anyone experienced a problem with "age discrinination" within a 55 only
mobil-park ??
We are undergoing new management and having to remove or relocate all
older (pre 1980) mobiles. This has created a tremendious hardship on members
of this park. We are a 55yr restricted mobil home park in Arizona. Some owners
have become ill over the stress of this action. We are under the belief that thier
is a HUD requirement to satisfy certain safety standards, but no one can give us
specific answers as to what needs to be done.
Is anyone familiar with the HUD requirements or what needs to be upgraded
to satisfy thier regulations?.
Can this be financed over say a one year period, having all necessary work
to satisfy HUD ?.
Do you now of any legal actions in your area or court issues along this same
line, or dealing with 55yr restricted parks. (we dont have a lot of money) ?.

Oh boy...unfortunately rental parks are always shooting themselves in the foot..problem is in the meantime peoples lives are effected...
The HUD code came into effect in July, 1975...All 1976 models are built to this code..all 75 models are not...There is no way to retro fit the older homes to the code..As a matter of fact most homes built before 76 actually are as good or better than the minumum code..
There have been code mosifications over the years but nothing of major effect..I think the park is just making an excuse to make room for newer homes in the belief that they will command a high rent..
Check with you state laws concerning parks...this would not be legal in some states...I assume that you have already organized a homeowners group..your strength is in numbers...even those not effected should beware..they will be someday..Once you organize..you can start working on your elected officials...They know retired folks all vote..
