We moved into our new modular home April 2004. Six months later not knowing the bathtubs were leaking into the soil in the crawlspace, we had mold in three rooms. We moved out for a month and 1/2 for repairs....To make a long story short..My son and I are allergic to mold. Four months later I smelled a weird odor in the kitchen. And of course it took me until August for them to believe me that we had mold still. The mold was now in the marriage line wall and again in my son' s room.
We moved out again for about 2 months. I proceeded and have told the company over and over again of other problems which are: the side of the house is bowing in and the roof shingles are flipping up and the entire roof looking at the front of the house has a long warping line accross it. My son's room has a weird nasty odor again. After they have taken out the walls TWICE IN ONE YEAR. The marriage line running thru the master bedroom is bowing up and wall connected bulging out.
And there more problems regarding the septic which was incorrectly installed. It is not the right size and the contractor lied to environmental health about it. It smells like septic in the house on and off.
CAN SOMEONE PLEASE TELL ME.. when is it considered to a Manufactured Home Company that the house is history. REPLACE IT???
My son who is 6 has been affected by the mold tremendously and has been sick since we moved back in.

You have used 2 different terms in your post...one place you call your home a modular home..then later ask about manufactured homes..Code enforcement is quite different for both types of home...My guess is you have a manufactured home...If so you have not mentioned what has happened in the HUD compliance inspections done by your states SSA....Have your read your owners manual,,,It has a section on what to do if there are problems...part of which is to call and complain to SSA and ask for a HUD compliance inspection...The phone number of this government agency in your state will be listed in this manual.....To answer your question directly...most manufacturers will only replace a home in response to a judge or arbitrators order...It is possible for HUD to declare a home out of compliance and order the plant to repurchase the home...BUT this is very rare....Have you contacted an attorney for a good answer for your legal questions???Maybe you should..
With a modular home there is no HUD to back you up..But the courts are the final say..Contact a good attorney soon...

I am having the same problems.. I have had my home for 3 years. and I have mold and mildew on the seams of the walls. My electrical outlets leak water, my lights have a quarter of an inch of water in the bottom.. My smoke detectors are shorted out because they contain water. My fridge has been repaired 2 times, my stove has caught on fire, (the element in the oven) and replaced. My dishwasher leaks, and my house stinks. I don't know what to do or who to contact.
Any advice would be appreciated.

Oh my cow! I can't beleive there are more people like me!!
We purchased a new modular home and put it on a full basement in July 2005. We complained in August about the central air running all the time. Now that it is cold, the cold air is blowing through the home just terrible. On closet will actually freeze things to the wall! Air is blowing in under the cabinets in the kitche to a tune of 7-10 degrees cooler than the countertop area. Master bath is also the same way. Have to keep an electric heater just to bath in there. It seems they used a primer with vapor barrier in it instead of the usual vapor barriers. We are at our wits end trying to figure this out without having to tear the home apart. Any help would be greatly appreciated! Also, we live in N.E. Iowa, 3 miles south of the Minnesota boarder-You can imagine how cold it gets here. I have the furnace at 72 degress now and it is 63 in the master bath and at the kitchen floor. The closet is reading 52 degrees! Cold air is blowing in our bedroom between the carper and the basetrim!!
We have had the company (Highland Manufacturing) here many times!!
The last time they took the siding and wrap and boards off. Just the bottom two or three feet and said look there's insulation and put it back on. As far as the basement there are three places that have gotten wet and even frost on them. Both the N.E. corner and the N.W.corner. There also seems to be a design flaw in the home. Home was designed with a recessed front door area. When we were given the specs and blueprints for the basement, they did not allow for this. It is a straight 30 x 66 basement. We have since found out that the basement should have come in for the recessed door. When it rains or snow melts it comes right throught that area into the basement. Major frost buildup and air blows in there also. We have had a home inspector and a contractor come in for their veiws. They both believe the lack of a good vapor barrier is the problem. They also advised for the workers to go into the attic and check the outside peremiter to see if the air is comming from there and down the walls. That was a no go with the company. They did not want to go up there. We were also advised to get a good attorney. I just want it warm in here.
