Trying to find a community

Post by Peggy » Sun Jan 08, 2006 12:28 pm

We have decided to relocate and cannot seem to find anywhere where we can get accurate information on mobile home communities. We are looking in the St. Augustine, north to Jacksonville somewhere along the coast. We found a listing and about half of them are no longer there. Where can I go to find both accurate information on communities and homes for re-sale. We've found a new model we liked as well, that part seems to be easy its the rest thats hard.

Thanks! :)

Try the Nationwide Manufactured Housing MULTIPLE LISTING SERVICE. The MLS includes listings BY OWNER, BY DEALER, BY BUILDER and BY FINANCE COMPANIES. The customized programming permits MH Shoppers to browse for the home of their choice. Listings are searchable by city, state, zip code, number of bedrooms and baths, manufacturer, year built and price. The MLS offers nationwide service offering free listings to retailers, park sales operations and finance remarketing departments. An huge number of business participants, and hundreds of For Sale By Owners, from coast to coast, are among the active listings. There is an excellent chance you should be able to find exactly what your looking for in a manufactured home and location. You can visit the site at MOBILEHOME.COM/mls

How can I find a listing of the manufactured home communities in Florida where the homeowners own their lot and don't have to pay a monthly lot rental fee?

I know of one in Hastings, which is west of St. Augustine. www.flaglerestates.com They are 1.25 acre lots. Other than that only other things I find are individual homes, not in owned communities. Good luck! :)

Lake Yale Estates in Leesburg, Fl is a resident owned, 55+community. Has swimming pool, small community building, will have sun pier (wind damage from hurricanes damaged last one) and maybe boat slips, a couple of suffleboard courts, very good fishing. Has country feel. About 6 miles to grocery stores. Has only a few lots left. www.lakeyale.com

Check out parks both owned and leased parks at mcxpress.com, retirenet.com, mhvillage.com, retirementliving.com and activeadultliving.com. www.retirenet.com I think is the most extensive. A few owned parks around the state are the falls of ocala, westwinds village-bradenton, zellwood station-zellwood, lake yale estates-eustis, lost lakes-coco beach, orange manor west-winter haven, american cove-st. petersburg, forest lakes estates-zephyrhills, lily lake golf club-lily lake, oakwood estates-winter haven, regency height-clearwater, contential country club-wildwood, and grand horizons-zephyrhills.
although you didn't ask I thought I should mention..a note of caution before buying along any coast in Florida - home owners insurance is difficult and very expensive to get. Just know ahead of time what you are getting into. locating in the center of the state will likely reduce your premiums significantly. finally prepare a spread sheet of true costs between owning and leasing it is much different than one initially thinks. Of course there are pro and con issues for both methods other than just costs. good luck

Peggy,

I live in a park called "The Falls of Ocala" where you purchase your property when you purchase your home. You have the choice of purchasing one of the many model homes, designing your own, or one of the pre-owned homes.

I have lived here for over 5 years which puts me in the category of one of the first to live here in this 55 + park in Ocala, FL. Driving into our park you will probably not recognize it as a "manufactured home" park because of the unique landscaping done to each lot before the homes are set in. The homes have no skirting but a stucco trim around the base of each home with a brick like texture and is then back filled so that there is only a small 1 step porch before entering the home. All homes have either a carport or up to a 2 car garage, an attached shed and a screen room (many are enclosed with either vinyl or glass windows). Property values in Marion county are rising very fast, so this would be the time to make a purchase.

Do I sound like a salesman? Well I'm not, just a very happy resident.

I like most of the other residents here made up our mind that "This is where I want to live" as soon as you drive into our park. It is a relatively small park with less than 70 homes (doublewides), but we are expanding "VERY" fast with the first "phase" nearly full. There is a second phase with about the same amount of lots that will be starting soon. The second phase will be the last phase that is possible in our community and is expected to be sold out in a couple of years. The Falls of Ocala is in the middle of the beautiful "horse country" of Marion County with the "Double Diamond" thoroughbred farm within view looking west of the park.

If you do decide to look over our park, please let "Scott" our manager know that "Roger" recommended it to you. I am pretty positive that if you look here, you will live here.
