There are 159 counties in GA..the most of any state...this makes it hard to know info from everyone.....The best advice is to call the building department of the counties you might be interested...Most of the urban counties have useful web sites....Most of the small rural counties have as little as 1 page on the web..but they all have phone numbers on them..It might be hard to stay in the Atlanta area..land will be expensive there as well..Macon..Augusta, Athens all have affordable areas near them...Most counties that restrict age restrict to HUD code homes 1977 or newer..but a few have a dumb rule less than 10 years old only...Local officials can answer the question exactly..

Thanks, Mr. Murray.... I looked around Burke County, and found out about that stupid 10 year restriction. Over in Hall Co., at least, they will inspect an older MH
(at your expense) before deciding. That seems like a fairer alternative than
saying absoluting no.

The land around Augusta is pretty nice, and fairly priced compared to north of Atlanta. Again, thank you for responding....

For some reason..Burke does have a dumb rule..the home can be NO more than 10 years old unless you buy it from a Burke county resident...Jefferson county is the same way...Only the local voters can fix this stupid law...Currently there are about 200 lots for sale in Richmond county that you can put homes on....1976 or never..They will start about $10K....
