Wanting to build where our modular home is...

We have lived in our modular home for almost 10 years and happened to notice that there is someone building a small home on a lot in our neighborhood. We were unaware that anything but MH's could be where we live so we were excited to think that we could build where we are. The obsticles we are facing are first, finding someone to buy our house off our lot. Is that possible? Do people do that? Second, to have our lot and a new house financed (we have to have the MH paid for first), and then finding someone who will move the home when and if someone buys it. We don't even know where to start in this process. I did find a couple links to get rough appraisals of the MH to get an idea of what we would have to come up with to pay it off, but where do you find someone to buy just the house w/out the land? Any advice would be greatly appreciated. Thanks.

You mentioned that you have a modular...mt guess is that you have a manufactured home..It is possible to sell this independent of the land...If you do this remember..you will be homeless for many months..builders take from 5 to 12 months in today's market to finish homes....A faster way to do business is to buy a true modular home from a modular builder..many of them will trade your home and pay off your trade in the process..Find a modular dealer/builder in your area and discuss your dreams..Most often these are better built than most affordable stick built homes and faster to build, less expensive as well....A good builder/dealer can meet your every dream and make it a smooth process...Good Luck with your plans...

Thank you for the advice. We live on the east coast of Florida and have been lucky enough to still have our home through more hurricanes than I can count in the last year & a 1/2. We really like our house but would like to live in something that we know will probably be there after we evacuate for a storm. We know of a mortgage company that does owner/builder financing so it would be cheaper than building with a contractor. We also would build a block home. Anyway, at least I know now that it is possible to sell your house off of your land. This is new territory for us. We have thought about needing to live somewhere while the house was being built and have family who are willing to help with that. Thanks again.

we live on 10 acres in a manufature home want to build are there any florida laws that says we can't live in that until house is finished thanks

That would be a local county building and zoning rule...Call your building department and ask for advice..

Hi, We are also thinking of building where our home is currently and I was hoping you would remember how you found out the links to values of used manufactured homes. We are thinking of selling ours and I am having trouble finding how much they depreciate. Thanks for any help

If you sell the house with the land...they do NOT depreciate...Value has only to do with the prices of similar homes in your area..minus the cost of moving and resetting...Treat your home like a house..sell the whole package and it will treat you like a house and return you investment and probably with a profit....
