Do I need to re-level mfd home?
Do I need to re-level mfd home?
When I bought the home in 99, I noticed the middle of the kitchen floor was sagging. When I had other work on house done, the guy checked and said it wasn't water damage but (the cheap way to do it) something needed to be shored up? After about 3 years, I now have a slight round raised spot in the mid of floor. Another guy says the place has shifted over the years and some of the "piers?" are not touching the ground and home needs to be re-leveled. $3,000 to $5,000. Wassup? Does this sound right?
Re: Do I need to re-level mfd home?
I had a few piers that weren't touching either, but did not have the problem you mentioned. I haven't releveled yet, but I've been around the forums online and to relevel it is typically $200 to $800 at most. Be careful since there are so few mh repairmen that you are not taken, as in this price you mentioned. Call around (call mh parks and get recommendations). Don't go with the cheapest but don't go most expensive either, and check references.

The raise spot sounds like either water damage or a bad repair job.
If the previous repairman simply blocked up the sagging spot in the kitchen floor from the ground without pouring a footing for it you may have frost heave (if you live in a cold climate).
This would also explain the lose piers because the heaving block would lift the house off the other piers.
If you have water damage, the particleboard has swelled causing the hump. If this is the case the loose piers are a seperate problem.
You should be able to get a rough idea by looking under your home. If you see a pier in an odd location under your kitchen (not part of a row of piers) located on the dirt rather than concrete this would mean than the last repairman just blocked up the sagging spot and this is causing your problems.
Either way $3000 to $5000 sounds awfully high unless they are releveling the house and replacing the kitchen floor both.
If you do have water damage don't repair the damage without repairing the cause of the moisture or the problem will come back.

Re: Do I need to re-level mfd home?
I was told that your home needs to be releveled every 3-5 years depending on the shifting. I had my home releveled about 1 1/2 years ago by a manufactured home repair company and it only cost by about $500.00. The range I am told is between $400-$600 depending on how bad the house needs to be releveled. Mine was very bad.
