I have 1996 repo single wide Belmont, 3bdrm, 2bth, 76' L x 16' W. This is my first time living in a trailer.
Moved in 2 months and I'm noticing problems; raining in back door, water spots on ceiling, seperation (gaps) of ceiling from wall, floor (thru out) unlevel. I can hear rain dripping inside walls and ceiling. Doesn't seem to be same place as water spots.
Roof was "cool seal" one day before rain. What is cool seal? How much is required to completely cover my roof?
I'd appreciate any advice for the first time owners of trailers.

the roof coating is a vinyle type paint available at home depot 55 for 5 gallons will take about 15 to do your home i noticed evry one responded but not to your questions .
water and mobile homes do not mix it is like they disolve sounds like you bought a bad one no one can tell you what to do buit is it insured smoke in bed , hopr for the best run for the hills selll that big lemon

Sell just 'cause the roof leaks? ...that is a bit extreme. DON'T PANIC!!! Relevel the home and fix the roof.
All pre-owned homes have some problems... most new homes have some problems. We maintain 30 older homes with metal roofs and they are easy and inexpensive to repair and maintain.
Regardless of where your home is or how it was built you will have maintenance and repairs Find a repair contractor near you that you are comfortable with and let a pro handle problems that are more than you care to do yourself and start enjoying home ownership.

eliot, I know you said something but I sure can't figure it out. The idea of selling a house because of a a bad roof makes no sense and David is right, get a reputable contractor and get it fixed. Make sure they check for any residual damage the water might have caused.

Hey RJ- why not get that contractor to shingle that roof if you can-and put on some ice dam stuff as well. If you want some tips for water damage here goes:
Prime the spots with Zinnser. They do have a kind for kitchen and bathroooms that protects against mildew for 5 years. The first coat primes and the second coat is the finish. So you don't need a separate primer. Air out the home if possible. Also, before you paint, drop some vanilla flavoring in the paint and stir. Will get rid of the odor. Scent to your discretion.
If you have any water spots on your cabinets, check out Quality Doors. They have replacement cabinet doors and sheets of wood veneer that are self adhesive to really make your house look great and a video to show you how. I am going to have to do this as my home is a repo and we all know that means home improvement.
For the back door, install a drip cap above the door to shed the water off. Also get a storm door to keep out the water. Moulding will cover the gaps in the floor/ceiling situation. Mine has a slight gap, too. If you install a new door, there is also 4 inch wide sealer that is similar to ice dam protection that you can put around the door to seal it to the siding. Check your home improvement store for details (I found it at Menards) .
Finally, vinyl side your home with fanfold (Pink) insulation underneath. This winter you will thank yourself!
