Leveling a Mfd Home

Is it necessary to get a doublewide leveled every so many years? If so, has anyone had this done? And what would be the approx cost? We're in a home that was built in '98 and placed on land in 2000. Not in a park though. Thanks.

If you have an adequate foundation and proper installation, you will never need to relevel it.
People don't relevel site built homes periodically.
If you have a specific reason why you think it is not level, you may want to look into it.
Price is going to depend on your area and the type of foundation you have.

What trimmo says is true. People don't re-level site built homes periodically. But in some parts of the country we do re-level manufactured homes.


Here in North Florida the soil is pure sand and ALL structures tend to settle over time. Settlement is a fact of life no matter where you live. It is just less in some places than others depending on soil conditions. The Empire State building settles a measurable amount each year into the bed-rock of Manhattan.


We have always sold homes with a free re-level once during the first year. The vast majority of settlement happens during the first year. We re-level our Mfd Homes one year after we set them and eliminate over 90 percent of the home owner problems experienced by folks living in my competitors homes.

Thanks all, but this is not a site built. It is a Manufactured Home. When I say built, I meant at the factory in '98. I'm in Wash. State and new to the area, so not sure about the soil conditions here. It is 'dry' under the house from all appearances. Thanks for inputs.

If it's on a slab, it won't need to be re-leveled. In western Washington there's lots of clay soil that provides good support... don't know about the east. I'm in NW Oregon.

I made mobile homes for five years. After that I did relevels and repairs. Mobile homes only get out of level for two reasons. First is ground, soft or hard soil doesn't matter really. Because of the 36" pads most of you have. What to look for is water getting under your mobile. If a pipe leaks it makes the ground mud and that's not good. Your rain gutter should not drain under your mobile. Make sure when you water your grass and plants that you don't over water. Second is earthquakes you shake you could shift a bit. Rule is keep water out from under your home and you'll be fine.

To see if you need releveling look at your marriage seam on your ceiling and feel the seam on the floor. If you see a crack or trim coming lose you could need relevel. Same with the floor fell one side then the other with your bare feet. If one side is higher than the other you may want it checked.

Their are many other was to check on your own. One is to check around outside and look at you corners and bottom to see if everything is still in place.
