Buying Wholesale

I am a first time buyer and I wanted to purchase my home at a whole sale price from North Carolina. I would like to know would I be able to buy directly from the plant. And if so how would I located the factories and would you have any of the factories names and information.

Factories cannot sell to you unless you are a licensed dealer. Dealers are responsible for proper delivery and setup of the home and to take care of warranty issues.
I have been a licensed dealer in Tennessee for over 20 years and I hear what you are asking quite a bit. Most people do not realize the risk a dealer takes every time he sells and delivers and sets a home. They do not realize the overhead most dealer who are still in business has.
North Carolina is one of the states that require a licensed dealer to go through extensive training and put up a hefty bond to insure that their customers are treated fairly.
You really should search out the dealers in you area. there are a lot of good ones out there, and for the service he provides to you, he should be entitled to a fair profit margin on the sale. Manufactured home dealers are not like car dealers who sometimes sell as many as 500 cars a month. A lot of us are lucky if we sell 4-5 homes per month.

My house in union co burned & I am looking to replace it without fianancing, Im looking t get the most house i can get, I will probably have about $25,000 to work with Do you want to talk? ...Ray.

Your best bet is to search thru the Manufactured Housing Multiple Listing Service. There is a good reason why It is the web's number one most popular destination for buyers searching for a manufactured home. Homes are not just being listed they are selling. The MLS includes listings BY OWNER, BY DEALER, BY BUILDER and BY FINANCE COMPANIES (repos). If you see one your interested in contact the seller and negotiate your best deal.
You can just browse through the MLS or fine tune a search for the home of their choice. Listings are searchable by city, state, number of bedrooms and baths, manufacturer, year built and YES for your search by price. You can highlight more than one field and combine your search by location and price.
