I'd like to clarify my responce. I live in a new Dutch manufactured house on 10 acres in Michigan and I qualify for the Homestead exemption. That exempts me from paying any local school taxes here in Michigan. Sorry about posting below Murray's responce, I never look before I leap.

For florida, homestead means 25k is deducted from the assessed value of the home, that is what you pay tax on.

If the county says your home is worth 150k, and you can claim homestead, then you only pay tax on 125k

Still, that's about $2400 a year for 125k in taxable value.
Or put another way, $200 extra on your mortgage payment each month.

Louisiana also has homestead exemption laws.

In Polk County, taxes are assessed by the size and age of the home. For example, I own a 1991 14 x 70 which is in a park. My taxes are $147/year and my lot rent is $270 per month which includes water, sewer and trash.
If you have a double wide and can get on private property, please do so. Your home will appreciate and you will be able to be more flexible on when and what improvements you would like to make. Refinancing a home in a park is very difficult. I sometimes think that the lenders have no clue as to what they are being presented with. A lot of bankers would do themselves and their customers a favor by going to a show and seeing what is out there. They would be shocked. Ours is at the Iowa State Fairgrounds in March. Great snacks and other vendors there too!
