Selling Mobile Home in Michigan

We have been trying to sell our 1992 Champion mobile home in Auburn Hills, Michigan for over 2 years and have had little or no luck even with multiple price reductions, putting up fliers everywhere we can think of, using multiple brokers, etc. We finally had an offer a few weeks ago and the park turned the couple down on the application (long story short - they were illegal aliens who were going to pay us cash but had to verifiable income we later found out).

We're desperate to sell this home and are wondering if anyone has any suggestions that we haven't thought of...

Any help would be greatly appreciated!

You might try a few more marketing ideas....talk to the park manager...if they do not sell their own homes it might be appropriate to offer the manager a commission..They will have leads before any one else sees your home..

You might check with sales persons one local sales lots...especially those with NO used homes..Often they will get requests that they cannot handle...maybe they can send you a prospect or 2 to you...remember you will have to pay them if the home gets sold..

Make a good photo album of your home..make it easily available...maybe on line so that these folks can pre qualify your home with their lead..make things as easy as possible..

Place you home in the MLS listing here if you have not already...I have seen questions here about homes for sale in MI...might have helped..

There is a trick used by many car and home dealers...Call other folks with ads in your area...offer them a small commission if one of their prospects do not want theirs but might be interested in yours...

Talk your home up in the places where you know folks...work..church..family..you get the idea...the more folks thinking about your home the better...Keep a list of those you talked to and go back to them in about 60 days to refresh your home in their mind...

This is a home...it is not unusual for a home to take many months..even years to sell...The trick is finding someone who wants to live in this park..Selling is hard work...keep it up..

Hello,
I live in Davison MI and can relate to the trouble selling the home.
My double-wide in a park has been up for sale for 3 or more years now.
Yes I have had several people inquire but unfortunatly the lot rent is
going up every year so the house payment with the lot rent and water
is about $812/mo. Once people add 2+2 they never call back!
In my mind mobile homes are not as affordable as people think they
are and once you are in a park it is VERY difficult to get out of it.
Putting my home in a park was one of the worst decisions I have made and
I would advise anyone who wants to buy a mobile home to put it on land.

I have a double wide 24 ftX 54 ft, it have new carpet recently steamed cleaned, new tile in laundry room, fresh paint in 2bedrooms and one of the bathrooms. Master bathroom has garden tub, dual sinks, shower and walk in closet. all bed rooms ahve walk in closets. fireplace in living room. home was made in 1994, located in a trailer park in indiana, perfect for moving to land or new trailer park or stay where it is. asking 30,000.00, may be willing to talk prices.

If you want the sell home, you have to figure what is the lowest you can or
will accept. If you do not owe a lot, of course that makes it easier. Then
advertise for that price, not the price you wish you can get.

Advertise it in a home book or trailer book or Trading Times. Hold an open
house. Post flyers around town, Or Auction it.

Advertise up north or in the Thumb area, where someone might want to
move it to land somewhere on a lake.

Put is on friends web sites.

Ask yourself, how much do I owe or not owe, have I enjoyed being here?

What do I like about this park and living here, what would someone else like that I like and promote the home that way on flyers.

If you enjoyed your time there and again do not owe a lot, move one and have some closure in order to start again.

Or donate it, to someone who has no home and take a write off, if you do not
owe on it.
