How do I go about finding comps on Mobile homes in a given community???

If manufactured home sales are registered in your state, check with the office where the sales registration is made. Otherwise, finding comps becomes much more tedious. If sales are made through or recorded by the manager of the manufactured home community, check there. Find out if one or more realtors handle sales in that particular park. If so, talk with them. If not, your last resort is to ask the manager which homes recently sold and request permission to talk to the purchasers, then go knock on those doors. Just remember, the manager may refuse to allow you to question his/her residents and even if permission is given those folks do not need to reveal any information and often they will not. Be prepared to have doors slammed at you.
