Hi Chrissy,
I am looking at a 2-3 acre piece of land to develop into an over 55 community. I want to keep it down to about five to ten homes. Where would I get info in developing the land (power, water and sewerage)?
P.S. I am 62. Is it too late for me?

Do you mean 5 - 10 homes total for the 2-3 acre parcel? Have you done the numbers? Do you know if this will provide a reasonable return for you? Infrastructure development is generally done by an engineer. Please select one that is familiar with communities. One of my personal recommendations is David & Barbara Alley out of Palm Harbor, FL. The cost on starting up a mobile home park/subdivision can vary widely depending on several factors. Has the land got to be rezoned, the cost of the land, the number of lots, the size of your lots, the type of interior roads you construct, are you going to develope your own water and sewer system vs hooking onto city water and sewer, type of recreational area, community building vs no community building, fishing pond(s) for tenants to enjoy vs no pond, extent of land scape, parking pads and type of construction vs parking on the grass, egineering cost for your area, interest rate for your type of project (this partly depends on your experiance,credit history, prime interst rate etc.). Also, last but not least if you set a new double wide on each lot, this will greatly add to the price of your development. Personally, I prefer for the tenant to own his own home.
Having said all this, I have seen the cost vary as little as $2,500. per lot to as much as $75,000. per lot. I would say the "average" cost on a per lot basis with NO mobile home on the lot is about $7,500.
