I HAVE VERY LIMITED KNOWLEDGE ON THIS TYPE OF BUSINESS, STARTING COST, NEEDS, REQUIREMENTS, ETC., COULD YOU FORWARD YOUR SCHEDULE OF CLASSES AND LIST OF BOOKS THAT YOU WOULD RECOMMEND BEFORE ENGAGING IN THIS MARKET.

Where to start? Probably with your state trade association for state-specific information would be a good place. Call Sherry Norris at 334-244-7828 or write her at [email protected]. By visiting my website, you can obtain a listing of my available publications which will help you - not in the development, but in the operation and promotion of your community. The national trade association - the Manufactured Housing Institute - holds accreditation classes through sponsorship of the state associations around the United States. The first one I am teaching this year is in Delaware from February 19 - 21. Call Phyllis McKinley for registration information at 800-544-5868. You should also do some market research to determine the economiuc return possible in your target market area. John Turzer has some great information and surveys available for most areas of the United States. He is at 808-283-3380.

The reeports include detailed information about investment grade communities including monthly rents, services included in rents, latest rent increases, programs occupancy rates, marketing and incentives offered to fill vacant homesites PLUS various management reports sorted by number of homesites, occupancy % and highest to lowest rent. In addition, each report compares current year rents and occupancy levels to the prior year.

Writter wants to start a community in South Alabama. They really should look at the market, if it is Baldwin County, they must also decide weither it will be an all age or a 55+ community. Having a family community in South Alabama is going to be tough with the exception of Mobile.
I worked in Baldwin County for over a year in a 55+ Community and if writter wants info, just give my e-mail address.
