Movers
Movers
We have had several unpleasant experiences with home movers moving homes into our community. Although they generally satisfy the needs of their customer, they often don't care what kind of disturbance and damage they cause to the rest of the community. We have had movers drive over other residents' lots, leaving large, deep tire tracks and even crushing a concrete sidewalk. They often pull up neighbors' mailboxes and throw them in their yard and seldom put them back up again. They frequently plug into a neighbor's electrical power without asking permission. They have drilled through water lines, requiring emergency plumbing repairs. We pay for all the damage they cause, and they never reimburse us. Do you have any suggestions?
RE: Movers
I have a small park in upstate NY. My rule is that NO dealer/movers are allowed into my park without my prior permission. They are not allowed to move a home into the park without me being present first. I supervise all work and also have them sign a form for any damages they occure durning the move. With this I haven't have many problems at all. Anothe thing is that you could stop any further moves from this company into your park.
Good Luck...

I've been on vacation, so I apologize for the delay in answering you. John has shared some good advice with you. To get out of the position you are in, I would recommend you personally call the owners of all transport companies who enter your community. Talk with them about your "new" policy and ask if they have any moves scheduled into your community in the near future. Then follow up that conversation with a letter outlining the new terms and conditions under which a home can be delivered to your community or removed from it. In my Community Manaagement Forms Book (available through my website) are several types of forms that would help you in this situation.
RE: Movers
You have a very common problem and that is that the moverss have the right to do damage to property and not responcable. Well I am a Manufactured Home Contractor and I can tell you that this is a missconception on your part, and they don't care for you or your property. If they cause damage you fix it and charge the amount of damages to the (Dealer and The mover.) I had one cut limbs off a tree of mine and they paid $950.00 out of court. The limbs were small but they had no right on my property without permission. If they cause damages they are to pay to have all put back in harmony. This will get their attention and then they will start taking care when they enter your lot. You get anyones attention when you speak to their wallet. This is your right to property protection. Do not let them tell you that the state has a rightofway from center of road. The state may have but there DO NOT work for state. Please protect your property, IT IS YOUR LIVING THEY TRAMPLE OVER.
