Mold in new Mobile Home
I am preparing to close on a land/home package. But after the dealer setting up my new home on my property, I noticed that parts of the home have been rained in. To the extent that the insulation between the floor joists, is saturated and holding water. There is also mold growing in parts of the home. The dealer say's they are sending the Horton Homes service team to inspect and repair the damage. What are my options? We have not closed yet. Can I demand they remove the home, and bring a new one? By the way. The damage occured prior to bringing to my property. And it is an FHA loan.

If this happened on the dealer lot...there might be an arguement as to who is at fault..Sounds like the dealer might be ok though...He could have hidden this problem very easily...Hopefully he is going to follow through and make it good..
Call Horton and talk to the service manager about what they intend to do...
As far as legal stuff is concerned ...you should get local legal advice...even though you have not signed the loan papers...you probably have signed the purchase agreement...This means you could very well be fully responsible for any losses incurred by the dealer..If your land has equity...they can attach the land with mechanics liens in your state..all without your signature...
You need professional help now...go get it...

Hope you've got patience.. I'm still waiting on Horton to come and re-texture over the cracks in my ceiling, replacement crown and baseboard, replacement counter top, fix uneven OSB on the exterior on.. etc.. and that's just Horton, doesn't count what I am still waiting on the dealer to do (install exterior faucets, square up windows, etc etc etc).
But hey, it's only been 3 months.... course, now I get 'oh but we're behind due to the hurricane.. great.. what about the 2 months you had before the hurricane?
DO NOT CLOSE ON THIS HOME UNTIL IT HAS BEEN FIXED TO YOUR SATISFACTION. Right now, you have all the leverage, because they won't get paid until you close. Once you close, your leverage is gone.
One of the FHA forms you will sign at closing indicates the home is complete and finished to your satisfaction. They will let you sign this form regardless of the current status of the home!
You can't be required to falsify a closing document, which you would be doing if you sign that form. Tell them you will close when the home is complete, finished, passed ALL inspections and is ready and safe for you to move in.

I am in Jacksonville, FL & have a Homes of Merit with mold growing out of the a/c vents in the ceiling.
the dealer has cleaned the ductwork & wiped the interior doors with bleach. but refuses to do anything further with the furniture, carpet or walls. guess I am stuck to get all that cleaned of the mold myself. the owner refuses to come out & even look at the problem. the lot manager came out & was shown the mold on the furniture but states they are not touching it.
I understand you can file a complaint with the state of FL. although I am not sure of how to do it & what fixes it will take care of.

Don't close on the home, there may be more problems than you know about. I have a two year old home and found water in the plastic under the trailer right before I moved it last month. Couldn't figure out why, then found water on the floor behind the sofa after some rainy days recently. Turns out the shingles on the roof were incorrectly done and water has been leaking into the wall on one side and it comes out underneath, and onto the floor, and now I see an area behind the ceiling molding that has been wet, too. I am getting nowhere with Shult because they sold to another company who has declared bankruptcy.
You can probably talk to your lender about this. They will not want to finance a damaged home.
