Closing

I am purchasing a used 2004 Palm Harbor Hibiscus II home for my mother. The home will be located in a Manufactured Home Park where the lot is rented on a monthly basis. The seller is an individual like myself and we are not sure what paperwork is needed here in Florida to make it all legal. The current owners own the home outright. I will be paying cash so no mortgage is involved.

I thought that since the two sections and each has a title then all I would need is them to sign the titles over to me. Is there more to it than that?

Yes..you should do some sort of Bill of Sale..or Purchase agreement..be sure when they sign the title..it is signed EXACTLY the same as on the front of the title..

Many folks think that paying cash has many more possible pit falls since there is no lender involved in protecting themselves...Spending a small amount for an attorney for this close is the smart thing to do..He can produce all need to protect you..

Of course..make sure the title they have is for this house..check the serial number with that on the home..
