I am not even a manufactured home owner (just an extremely interested future consumer), but I do know I DO NOT want a Clayton...period. I am not here to bad mouth them because I really don't know that much about Clayton other than what I have read on this website. Karsten sounds like another possibility for me. I even went on their website after reading this post, but they have not completed their website for their Texas division as of yet. I did however look at their New Mexico division and was pleased by what I saw and read. I have checked out the Palm Harbor website, but wish they would update their website so you can see the outside of the home along with their many floorplans. The one thing I like about the Patriot website, is you do get to see the outside of the homes along with the floorplans and they even have little footnotes on some of the models where you can click on to view the interior of that particular home. To me, this is an extra little added bonus, not to mention...fun!

P.S. Just wanted to add in my little two cents worth!

I own a 1998 liberty that I had moved from Kansas
28x68 look at some of the pictures and floor plans.
I bought liberty because you can not see the kitchen only the breakfast nock from the front room.
Many if not most have 2x6 exterior and 2x4 interior.
Mine is 28x68. Been very happy with home overall. I did not get the tape and other than looking at the one inch strips every 4 feet they moved well.
Just a word of advice, do not let some one finance your home with no money down.
This will over value your home and you will never be able to sell it.

Another brand to consider is Solitaire Homes, built in Oklahoma and sold in Texas. Lots of standard features at no extra cost. Be an informed consumer is the best advice I can give and ask a lot of questions.

Palm Harbor was our choice. Check out a brocure they have showing a Palm Harbor that survived Hurricane Andrew in Florida with only minimal damage.

I would have to agree with the couple of responses that recommended the Karsten Homes out of Breckenridge. There are dealerships in Waxahachie, Fort Worth, Rockwall and Caddo Mills that have models set up to view. Check their wwebsite at www.thekarstenco.com and check out their dealer locations listed there. Factory tours are also available to see the extra time and care they spend in the construction of their homes. Best of luck in your home search and make sure that your dealer installs the foundation and house correctly so you will have many years of low cost home ownership.

I would like to really look into the Karsten, since it comes highly recommended, but I do not like any of the floor plans in the size i want...Clayton has had the best floor plan for our needs....does Karsten change a floor plan to a customers needs??

I would also recommend looking into a Skyline. They build a very solid home, have a strong reputation of providing top quality with excellent service, and have been in housing business for over 40 years. The only issue: I believe their closest plant to Texas is in Louisiana, but I am sure they have dealers in Texas.
