Thanks for your reply, Murray! An off frame modular? You must mean on a foundation, right? Modular's are more expensive which is why we are choosing manufactured.
I definitely have at least one year of bank statements, but somehow, even though my account shows tens of thousands of dollars in deposits and transfers, the lender says they couldn't figure out the bank statements! We've supplied EVERYTHING you can imagine except for U.S. tax forms. The local dealers only give us names to lenders locally who won't deal with us. We've tried!
Remaining mortgage on the lot is $52,000, by the way. It's a 16,000 sq ft lot and eventually we will split it and build a larger home at the rear of the lot.
If there are any "alternate" lenders out there who will accept cash flow verification, I'd like their name and number!

I actually got financed through Countrywide for my stick built home, but at 9.85%. I don't want that again!
Have you, or anybody else, heard of Quality Wholesale Homes? I've been talking to them, too, and they were very eager to earn my business, but we never progressed that far because I don't know anything about their company and wanted to try and find out some more information before proceeding.
You think I've done well with my credit after the bankruptcy? I am so frustrated at my score. I thought it was horrible and should be a little higher. LOL! You wouldn't believe what I've done to get it to 603!!! It has taken me over a year to clean my report up--daily phone calls, nasty letters...disputes!!!! Not to mention paying off hundreds of dollars in back collections that never made it to bankruptcy court. Then I after I think I have a middle score of 629 (via TrueCredit...what a con!) I approach a local credit union, and find out my middle score is 579!!!!!!!!! I was shocked and did not understand how I could have two totally different middle scores. I later find out the lenders use a different scoring model!!!!!!!!!!!!! I was so upset I cried...in the bank! I will never make THAT mistake again! I've been through and learned so much I'm thinking of becoming a credit counselor! LOL!
The loan we're looking for is considered to be a construction loan, so says my husband. I'm not sure because we're also re-financing the lot. So how can it be considered a construction loan? Must be the fact that we need to build a foundation?
