First Time Homebuyers- Need Help!

Hi Everyone,
My boyfriend and I are considering purchasing a modular home. We went to a dealer in our area and found several models we like. Two are by New Era and the other is by Manorwood. Are they pretty equal in quality? Also, this will be our first home purchase. I just graduated from college, have good credit, and will be making about 26,000 a year. My boyfriend is a few years older than I am, has okay credit, but makes about 65,000 a year. Are there any loans I should inquire about and is it plausible that we will be able to get a loan for land and the modular home? We live in south central PA if that makes a difference. My final question is about how much would we be looking at to set up the home as far as electric, plumbing, etc. goes?

Do all the backround investigation on this dealer and manufacturer you can...Smart folks like you usually will spend a few dollars in the bookstore here on a buying guide or 2...Most smart folks realize that the few dollars they might cost is nothing close to the cost of a mistake on a 30 years home loan...Making sure the home is of the quality you would be ok with 30 year mortages with..is step one...the buying guides will help you in ways to check out the dealer..All will cover some info on finance as well..

You should have not problem getting a mortgage that will finance the home, land, necessary improvements...

Both these homes seem to be high quality modlar homse..the local builder is everything though...Do all the reasearch you can...Randy Eaton..an author represented in the bookstore here has a book specifically devoted to purchasing a modular home...You might email the webmaster here at

Look into Pleasant Valley homes also(based outside of Harrisburg). They are Pinegrove's sister company that makes modulars. Pinegrove makes the highest quality single/doublewides in the NE area IMO so I would check out their modulars.

Be sure to buy a home manufactured in your state through a builder or retailer from your state.

In the event you have problems, your state agency that regulates the factory built housing industry can help you.
